If you are planning on building an extension or carrying out any work that involves a party wall then you may need to serve a Party Wall Award to your neighbour or anyone that shares the party wall. A party wall award is a formal notice of your plans. Your neighbour can consent to the works or they can choose not to! If consent is not given it does not necessarily mean that the proposed works cannot go ahead but it will usually mean that at this stage Surveyors will need to be appointed on both sides or in some cases a shared or ‘ Agreed’ Surveyor can be commissioned to act as an impartial representative for both parties.

What is a party Wall?

A party wall is a wall, floor or boundary that is shared by two or more parties. Problems occur when one party does not take into consideration the rights of the others that could be affected by any work to the Party Wall.

The Act provides a framework for preventing or resolving disputes in relation to party walls, party structures, boundary walls and excavations near neighbouring buildings.
